Goals & Needs:
- Interior office renovation to improve work flow operations of an expanding School Bus retail/repair business that is housed in an existing 35,000 Sq. Ft. building that surpasses area limitations by current code.
- Exterior renovation to upgrade business office area and eliminate large expanses of energy inefficient windows.
- Create a large meeting room for employee meetings and also serve as a training room for customers.
- Work scope included documenting existing building conditions, programming, schematic design and design development, interior design, and preliminary budget estimate coordination.
Challenges:
- Code study of entire 35,000 sq. ft. facility to indentify alternatives to expand office and storage areas in the building in the most cost efficient way. Fire areas defined by new fire walls and fire barrier scenarios discussed. The most cost effective solution was identified through preliminary planning with the input of local code officials.
- Trying to work with the existing plan as much as possible because existing interior walls are concrete block and some are load bearing, so they are difficult and costly to move.
- Providing more office space without compromising the warehouse space which also needed more space.
Concept & Solutions:
- Separate the customer service and business office entrances.
- Employ high shelving units in warehouse area to increase storage capacity without requiring additional mezzanine space.
- Allow maximum flexibility of office space with open office layout.
