Goals & Needs Program:
  • A new light industrial office/warehouse building for lease.
  • Consolidate 2 small pieces of property to one lot.
  • Design for maximum tenant flexibility, allowing for flexible signage format visible from the main road.
  • Maximize the allowable square footage.
  • Finish tenant spaces upon request.
Challenge:
  • Build on a steeply sloping ½ acre site
  • Designing a light industrial building located in a transitional urban setting.
  • Tenant space flexibility with building code requirements of 2 use groups, 2 fire ratings.
  • Limited space for required parking
  • Cost of water main extension and potential fire sprinkle installation.
Concept Solution:
  • Design a two story building with walk out from both levels.
  • Separating the office space from the warehouse space by a level change that is connected by a circulation core. 
  • Both levels designed with a central service core to provide flexible single tenant or multi-tenant spaces.
  • Research Codes to reduce setbacks, reduce sprinkler requirements using building materials options, reduce parking to increase building size.
  • Incorporate a combination of exterior materials to relate the building to surrounding architecture and allow for signage where required.
Supporting Design features:
  • Floor and egress path between the offices and warehouse spaces is rated construction.
  • Exterior materials included two colors of split face CMU, silver corrugated metal siding, dark bronze clad windows and soffits, red accent entry doors, and a hip roof with architectural asphalt shingles.
  • Areas for façade tenant signage toward the major road was incorporated and accented with lighting.
  • Code research allowed a reduced front yard setback, no sprinkler requirements due to the structural separation, and no required parking for the warehouse space. Parking and vehicular traffic, however is adjacent to both levels for easy access.
  • Warehouse garage doors on the lower level allow access for loading and unloading.
  • Tenant finishes were facilitated by the flexible design layout of the building.
 
The building was quickly filled up and leased by a variety of tenants.
